8 Things a New Roof Estimate Should Always Include

If you need to choose a roofing company, you need to know what should be included in your new roof estimate. Believe it or not, we’ve seen estimates that were written on a plain piece of paper with a couple lines of what they will do and a price. Needless to say, that company was not chosen for the job.

New Roof Estimate

A new roof estimate must include basic items and details about the specifics of the work.

New Roof Estimate items that must be Included

1. The Date – Any new roof estimate should always include the date that the quote was provided or created. This date may seem unimportant but it can determine whether you get the price quoted or not. If you have an estimate that is six months old then a new one may be needed because the first one created for you may be outdated by this time.

2. The Company Name – The name of the roofing company who is providing the estimate should be clearly visible in a prominent place. This is usually placed in the top middle of the paper on the first page, and it is in lettering that is usually bigger than the rest of the text. If you do not know the official name of the company, you cannot check them out thoroughly.

3. Company Contact Information – When you get a new roof estimate from any roofing company it should always have the contact information for the business. This normally includes the address, phone number, and possibly a fax number or email address as well. You will need this in order to contact the roofing contractor when you make a final decision on whom to use for your roof.

4. The Total Cost – Every new roof estimate will need to include the total project cost that you will have to pay for the work performed. Compare costs between contractors to determine what is reasonable and who is charging more than most of the companies you have contacted. The price should be in a place where it is easy to find and see so there are no surprises.

5. The Materials to be Used – Each roofing company should list all of the materials that will be used on your roofing job. This includes any shingles, any flashing, any soffit components, any gutter pieces to be replaced and any other products and materials that your roof will need. If you notice that one estimate does not include something others have listed then this is a red flag.

6. Specific Details on the Work to be Performed – Each new roof estimate that you get should include the details on all of the work that will be performed by the roofers. From tearing off old materials and ripping out rotten wood or roofing deck to installing gutters, ice dam products, and valleys, each step should be clearly detailed.

7. Any Warranties Offered – Look on the new roof estimate that you get from each roofing company to see what types of warranties and guarantees you are getting for the money that you are spending. The labor and material warranties are typically listed, and this can help you compare material durability and the quality of the workmanship between contractors.

A limited lifetime warranty is available with IKO Crowne Slate, Cambridge HD, Cambridge IR, Cambridge, Royal Estate and Armourshake architectural shingles.

8. Who is Responsible for Rubbish Removal – If this is not written out in a new roof estimate then you should discuss it with each potential contractor and have it added in. This will show who will pay for the rubbish removal and clean-up of your property when the work is completed.
